Grow your capital before you take on a mortgage.
We're not telling you not to buy a flat. We're suggesting a different order: first put your money to work generating income, then buy with that income covering the mortgage, not your salary.
What exactly you're doing.
12 apartments with pool, sauna, cold plunge, coworking, gym, restaurant and rooftop, in the centre of Kuta, Lombok.
The right to the profit of one apartment for 30 years, with an option for 20 more. You don't buy the property.
Nothing. The team runs everything and sends you a report every month.
Paid every quarter: around €2,200 on average (about €750 a month), after all company costs and taxes.
With a flat, the rent goes to the bank. With Noma, it comes to you.

True. We've counted it, and starting with Noma still comes out ahead.
The flat is yours and its value goes up. So in these numbers the flat appreciates 3% every year. Noma, on the other hand, loses part of its value each year, because you don't buy the property and the contract doesn't last forever. That keeps the comparison fair.
Average flat of €186,700, bought with your €56,000 and a €149,000 mortgage. You collect about €1,040 rent a month and, after mortgage, costs and taxes, you keep about €82.

The appreciation is locked. You only touch it if you sell, paying costs and taxes. Meanwhile the flat leaves you about €82 a month.
Noma pays you every quarter. Money you can use or put back to work from year one, without selling anything.
Reinvest, and in 20 years you have more than double.
Each time your payouts add up to €56,000, you put them into another investment similar to Noma. You earn twice as much, and the next one comes sooner. Meanwhile, the flat keeps paying the bank.

"What's yours" with Noma = what you invested, minus what each investment loses as its contract years pass (1/30 of its value a year), plus payouts not yet reinvested. With the flat = what you'd keep if you sold, after repaying the bank, costs and taxes, plus rent collected.
Three steps, in this order.
The problem isn't the mortgage. It's starting with it, with all your capital tied up in a flat and the payment coming out of your salary for 30 years.
Invest and earn
You invest €56,000 once. From year one you earn about €750 a month on average, paid every quarter, with no tenants or paperwork.
Reinvest
Each time you gather €56,000, put it to work in another similar asset. In 15 years, about €4,470 a month.
Now, use debt
With that income, buy your flat with a mortgage. Your investments pay the instalment, not your salary.
That way debt works for you, not you for the debt.
What if it goes worse than expected?
With rates 10% lower and 65% occupancy instead of the expected 72%, you'd still receive about €560 a month, seven times more than with the flat, and get your money back in about 8 years. Noma covers all its costs at just 16% occupancy.
No small print.
- You don't buy the property. You share by contract in 8.33% of the accommodation profit.
- It has a term. 30 years, with an option for 20 more. That's why the numbers subtract value each year.
- You can exit. Your share is transferable and we help you sell it.
- Company net figures. Your personal taxes are declared in your own country.
- These are projections. Realistic scenario, not guaranteed. The dossier also includes the pessimistic one.
- Reinvesting is optional. And it doesn't have to be in Noma: any similar asset works.
Before opening in February 2027.
We'll send you the contract and the full financial model to review at your own pace.
Estimated figures based on Noma's financial model (realistic scenario) and 2026 Spanish market data: average price of €2,046/m², 80% mortgage at 3.08% over 30 years, 6.7% gross rental yield and 3% annual flat appreciation. With Noma, each investment loses 1/30 of its value per contract year used. Not a guaranteed return, nor financial or tax advice.
